Read MoreHow To Get A Lower Interest Rate on Your Mortgage When Buying A Home
Feeling Stuck in Atlanta's Housing Market? Are you an Atlanta-based homebuyer feeling trapped by the current housing market? You're not alone. According to a Point survey, over half of homeowners express a desire to move, yet only a small percentage believe they can do so within their desired timeframe. Factors such as high home prices and mortgage rates contribute to this feeling of being 'stuck.' Understanding the Factors Affordability Crisis: High mortgage rates and soaring home prices create an affordability spiral, making it challenging for homeowners to comfortably enter the market or list their homes for sale. This scarcity further intensifies the market, affecting both buyers and sellers. Market Trends: The recent trends show that about 90% of mortgage holders currently enjoy rates below 6%, with the majority below 5%. However, hopes for a significant drop in rates seem uncertain. Hope Amidst Market Changes? Potential Moves: Over 89% of homeowners are willing to consider a move if mortgage rates drop below 6%, according to the Point survey. Unfortunately, experts anticipate that mortgage rates will likely stay higher due to anticipated Fed interest rate hikes. Rate Predictions: Forecasts from industry experts like Fannie Mae suggest that mortgage rates are poised to remain in the 6% to 7% range as long as the Federal Reserve maintains its interest rate hikes. Strategies for Navigating the Market 1% Down Program: Consider leveraging programs like the 1% Down Program (partnered with preferred lender Daniel) to explore affordable buying options in this market. Assumable Loan Option: Explore the possibility of assumable loans, a beneficial option for some, especially with certain loan types like FHA, VA, or USDA. 3-2-1 Buydown: This strategy involves temporarily reducing the interest rate on a mortgage, offering financial relief for the initial years of homeownership. Navigating the complexities of Atlanta's housing market might seem challenging, but with strategic approaches like the 1% Down Program, exploring assumable loans, and considering buy-down options, there are avenues to explore for achieving a lower interest rate when buying a home. We here at Goad Home Partners are experts in navigating these obstacles and getting your home sold at top dollar and getting into your ideal home situation in Cobb and Cherokee County, GA. 📅 Are you thinking of making a move to the Peach State? Discover why Metro Atlanta is the real estate hotspot of 2023! Join us as we delve into why the Cobb and Cherokee County areas are prime for buying, selling, and staying informed about the market. Fox News' real estate expert, John Adams, breaks down the advantages for buyers and sellers in this bustling real estate environment. Reviewing Metro Atlanta 2023 Real Estate Predictions, the main points are below but watch the full video above for more details! In the beginning of 2023, Metro Atlanta emerged as the epicenter of real estate buzz, drawing comparisons to renowned cities like L.A. and NYC. John Adams, a Fox News real estate expert, outlined several compelling reasons why this region, specifically Cobb and Cherokee County, stands out in the real estate arena. Let's see if it happens the way the real estate experts thought… Here are the Key Points Explored: Better Affordability: Atlanta's allure stems from its affordability, owing to a lower cost of living and abundant land. Comparisons with NYC showcase a substantial 21.2% overall cost difference and a staggering 48.2% lower rent on average. Percentage of Renters Qualified to Buy: The region's affordability catalyzes a shift from renting to buying, fostering a stable buyer pool, unlike cities like Portland or San Francisco where such mobility is limited. Robust Job Market: Georgia's economic prowess, especially in burgeoning industries like electric vehicles, contributes to a booming job market. The area boasts the highest concentration of Fortune 500 Companies, ensuring consistent growth. Technology Sector Growth: Atlanta's tech boom, with major players like Amazon and Microsoft expanding, positions the city among the top 10 markets for tech job growth, securing a promising future. Telework Opportunities: The prevalence of telework jobs in an affordable area like Atlanta attracts a wave of professionals seeking a balance between career growth and cost-effective living. Contrary to expectations, Adams forecasts no housing collapse in 2023 for the Metro Atlanta area. Factors like population growth, limited housing inventory, and economic dynamics hint at sustained home prices. 📅 Are you thinking of making a move to the Peach State? Let’s chat! Buying or selling a home is not an easy process, particularly in the current market. Buyers often underestimate the potential costs, whereas some sellers lack the information to make their homes sellable. You’ll need to be well informed when selling or buying in Cherokee County, GA. Today, we’re answering all your burning questions about home ownership in these amazing areas. This way, you’ll be better prepared for moving to Cobb County, GA or Cherokee County, GA. How much can you afford when buying a home? The question of affordability usually depends on several factors. Folks without a professional real estate agent or realtor often spend a lot of time on third-party apps like Trulia or Zillow trying to find their true price point. In addition, these buyers have absolutely no clue because they have not been pre-approved by a mortgage professional and have no access to market updates. Our professional real estate agents or realtors are a great community resource for Cherokee County, GA and Cobb County, GA property sales. Your realtor will have more recent market updates, so they’re likely to give you a more accurate price estimate. Here at Goad Home Partners, we specialize in those looking to move to these NW Atlanta areas and also helping those that live here sell and relocate to other areas here locally or nationally. First, contact a lender to find out if you are approved for a home loan. The lender will look at your credit score, debt-to-income ratio, and annual income. A real estate professional can give you the details of their preferred lender. They likely already have a working relationship with somebody and can connect you with that person. Once you’ve spoken to a lender, you'll find out exactly how much you have to spend. This will allow you to sit down with your real estate professional and figure out what you can afford and what areas make sense for you. We have preferred lenders that we work with each and every day and have developed partnerships with each other to care for our clients during each step of the home buying process. Once we get you set up with how much you are able to afford then you get to ask some of the fun questions that come along with the home buying journey. Question to ask yourself in the process: What amenities Am I looking for? Am I looking for something in a homeowner's association? We can unpack and dial these different things for you to save you a lot of time and stress. What are the most desirable neighborhoods in the Metro Atlanta area? Metro Atlanta has a bit of something for everybody. It has great suburbs, vibrant nightlife, recreation, and all the different amenities you could want in an area. So, the most desirable thing about the area will depend on what you like to do. On our Youtube Channel, we have created a resource to those looking to explore all the different communities that make up the Metro Atlanta area and we would encourage you to watch these videos and educate yourself on where might be a good fit for you. Here is the playlist on our channel Best Life Atlanta. Are there any incentives for first-time homebuyers in the Metro Atlanta area? There are a lot of incentives for first-time homebuyers. You can find a comprehensive list of all the different programs right here. However, these programs get overly used, so you have to apply quickly because their budget runs out. What is the state of the market in the Metro Atlanta area? We have a lot more buyers than sellers in the current market. 70% of American homeowners have a below 5% interest rate on their current home mortgage. So, they don’t want to risk selling only to buy for a much higher interest rate. Hence, this is a heavy seller's market because we have fewer homes to sell and a high buyer demand. There are different smaller markets within the bigger Atlanta marketplace. There are diverse types of real estate, with single-family detached homes, big estates, condos, and townhomes. With all these different options, you’ll want a market professional who can take you through everything. What are the most important steps when buying a home in Metro Atlanta, GA? First, get pre-approved or figure out your financing and find a reliable agent for your specific market who sets boundaries and sets you up with a good search so you know exactly what's happening as you continue to look for a home. Phase two is finding the home and putting it under contract, getting it inspected, going through negotiations, and talking to attorneys. Phase three is getting it closed, signing all the paperwork, and becoming a homeowner. At this stage, you’ve figured out what you love or hate about the home and what you're going to change. Things to know if you’re selling a home in Cobb County or Cherokee County, GA We list a lot of different properties in both Cobbs and Cherokee County, GA. So, we have experienced real estate professionals who have all you need to push your home out to the masses, from regular market updates to an active online presence. What is the current state of the real estate market in Atlanta, GA, and how is it going to impact the sale of my home? The price estimate of your home in third-party apps like Zillow, Trulia, and Redfin is not always 100% accurate. Their estimates can be up to $10, 000–20,000 over or under asking, which can affect the sale of your home and how long it sits on the market. I always sit with the clients I represent and look at the MLS data research on their homes, including comparables, levels of luxury, size of the lot, size of the house, and neighborhoods. These different items affect the market value of your home. We're not appraisers, but we try to get as close as we can to a fair market value. At what price do I list my house? I look at the data. For instance, how fast was the home comparative home sold? What did it look for? What did it sell for? What was the square foot price of that home? These factors can all impact the sale of your home. We also look at comparative active listings in your area to see how much you can list your home for. What are the effective strategies for marketing and showcasing a home in Atlanta, GA? The first focus is on curb appeal. This ensures that people can be mesmerized as they first approach the house. Then, declutter your house to make sure things look simple and clean. Invest in professional photography and videography, not just for the MLS but also for social media platforms. We use YouTube, Facebook, Instagram, TikTok, and all the different avenues to get your property in front of the masses. Are there any specific renovations or repairs I should do to sell my home in Atlanta, GA? Absolutely! Prioritize the structural things or high-maintenance items such as siding, water leakage, and electrical issues. I always go through the home after we've done the listing consultation to see what a visual inspection looks like. We’re not inspectors, so we can only point out obvious issues. We've combed through several inspection reports, and we know exactly what shows up there. We like to address those so we can have a short inspection report. Fresh paint, renovated kitchens, and renovated bathrooms are often a selling point. People are paying high dollar and with high interest rates. As such, a renovated home with nothing needed will sell faster and for more money than one that is not. But you have to be conscious of your home value, how much money you have in the bank, and all the things you need for renovations. Then create a spreadsheet of all those numbers to see if a renovation financially makes sense for you. How much is the closing cost to sell a home in Atlanta, GA right now? As a seller, you're looking at 4–9%. Typically, the seller pays the real estate agent’s commission. The listing agent then shares part of that commission with the buyer's agent. Your closing cost will also depend on the debts or liens you may have or what's owed on the house. For buyers, it’s 3–6%. You're typically paying attorney fees, loan generation fees, and taxes. These different things are usually prorated. 📅 Are you thinking of making a move to the Peach State? Let’s chat! Read MoreIs Living in Metro Atlanta REALLY Worth it?
Do you want to live your best life in Atlanta, Georgia? From affordable housing to vibrant culture, Atlanta is the place to be. But there are pros and cons to living in the lush and lively northwest Atlanta metro. Today, we’re bringing you all the information you need before moving to this beautiful city. Northwest Atlanta consists of several amazing areas, including Sandy Springs, Dunwoody, Roswell, Alpharetta, Marietta, Kennesaw, Woodstock, Canton, and everything in the West Cobb area. The Pros of Living in Metro Atlanta Affordable housing Out of all the United States metropolitan areas, Atlanta has one of the most reasonable home prices. Zillow showed a $374,000 median price point in the northwest Atlanta area. A thriving job market We have diverse places to work in the northwest Atlanta metro, ranging from technology to healthcare and logistics. Georgia also has the highest concentration of Fortune 500 companies, making the state a hub for economic growth. Excellent schools The northwest Atlanta Metro has some of the most excellent schools. Our private and public schools are both highly favored by Niche. Abundant recreation opportunities You’ll never run out of creational activities in Atlanta. We practically have everything, from the Kennesaw Mountain battlefield to the Chattahoochee River National Recreational areas along the Tennessee River. We've also got lots of awesome mountain bike trails like Sope Creek, Blankets Creek, Rope Mill, and Big Creek over in Roswell. So, you won’t run out of things to do if you’re a fan of the outdoors. Cultural diversity From Arts, foods, and music to ethnicity, the Northwest Atlanta Metro is a melting pot of cultures from all over the world. The Cons Traffic I've been living in and around the Greater Atlanta area since 2007, and there are things I wish I had known before moving here. One of those things is the traffic. The traffic congestion is as real as it gets here! In fact, Atlanta was ranked one of the worst cities in terms of traffic. But the Metro has done a really cool thing to mediate the heavy traffic – adding the Northwest quarter to Peach Pass. This way, you can pay to play and bypass the traffic. Hot & humid summers This beautiful metro is not known as ‘Hotlanta’ for no reason. If you're not used to temperatures as high as 90 F, coupled with 120% humidity, you may be in for a rude awakening. It gets HOT in Atlanta. Limited public transportation Marta's North Springs train station goes all the way from North Springs to just north of Sandy Springs. And some of Marta’s bus lines run through Alpharetta and Roswell Cobb County. However, most of Northwest Atlanta doesn't have public transportation. If you decide to move to this area, you're going to need a vehicle. The urban sprawl Because we're in the suburbs, neighborhoods and amenities are further apart. So, our commute times are further apart as well. Be prepared for that. Zoning in development Thanks to the rapid growth we're experiencing in the northwest Atlanta metro, zoning can change the vibe of a community. This is what we're experiencing right now with the influx of people from different states and metro areas. As someone who lives and works in this area, I've experienced both the pros and cons. So, if you have any questions or want to find your home here, do not hesitate to contact us. Planning a Move to the Peach State? Let’s Discuss Your Options! Are you considering relocating to Georgia? Ensuring the safety of yourself and your loved ones is a top priority when selecting your next dream home. This priority shouldn’t change when you move to the Peach State. Although Georgia is a generally safe and peaceful state, some cities are much safer than others. Georgia's current state of safety According to a recent Safewise article, violent and property crimes have decreased over the last few years. In fact, the crime rate in Georgia is below the national average. These Safewise crime statistics are measured based on the number of criminal incidents per 1000 residents. We focused on two major types of crimes to show you the safest city in Georgia – violent crime and property crime. Violent crime is the threat or use of force, whereas property crime refers to theft without force. The rate of violent crime in Georgia is 3.9, and that of property crime is 17.5 incidents per 1000 residents. The national statistics show a slightly higher violent crime rate of 4 incidents per 1000 residents, with the national property crime rate reaching 19.3 incidents per 1000 residents. In the last year, Georgia saw a decrease of 16% overall in crime incidence. Despite the decreased crime rate in Georgia, research shows that safety concern has increased in the state. According to the State of Safety survey, Georgia had the second highest level of concern (66%). The state had the highest concern in violent crime, second-highest in property crime, and ranked Top 10 in general concern about crime. The safest places in the state The Safewise top spot goes to Holly Springs. Located in the northwest Atlanta metro area in Cherokee County, the Holly Springs violent crime rate was zero incidents per 1000 residents. Likewise, the property crime rate was 2.7 incidents per 1000 residents. The second safest city in Georgia is Kingsland, which is in the far-southern part of the state. Hampton, south of Atlanta, comes in at Number three. In fourth place, we have Johns Creek just due east of Alpharetta, another North Atlanta suburb. And finally, we have Barnesville, just northwest of Macon in Middle Georgia at number five. 98 Georgia cities met the requirements for the national Top 20 ranking. On average, 20 of the safest cities have 0.7 property crime incidents per 1000 residents. Barnesville reported zero burglaries, and Johns Creek made it to the national list as the safest city to raise a family. Canton was in 14th place, and Woodstock was Number 20 on the national list. Most people only think of urban metropolitan areas such as New York City and LA as concrete jungles with a bunch of skyscrapers and not much else to see. Now, Atlanta may be comparable to these cities in many aspects, but this Georgia slice of heaven is less of a concrete jungle. In fact, Atlanta is called the Green City, owing to the lush greenery in and around the city. You’re welcomed by the greenery just as you fly into the Atlanta airport. Surrounding the city is nothing but trees, especially when spring hits and everything turns green. Over half of the city is covered in a canopy. Parks and Recreation in the city There are 3000 Parkland acres throughout the entire city. Some of the well-known parks in Atlanta include Woodruff, Westside, and Freedom Park. My personal favorite is Piedmont Park, which is right next to Midtown. It’s got lots of trees, walking paths, places to one-wheel, and spaces for intramural activities. There's a running path and even a cool pond you can fish in. There are a whopping 17 national parks in and around the metropolitan city of Atlanta. The abundance of trees and parks has made Atlanta an environmentally friendly city. In fact, the city of Atlanta was ranked third and the metropolitan area second in environmental friendliness. The ranking office analysis comes from a few different factors and articles. Dining and real estate This Green City is home to LEED-certified office spaces, which is a green building rating system used all over the world. Following the LEED standards improves indoor air quality, reduces pollution, and lowers energy consumption. A new city ordinance of Atlanta for construction must have at least a silver rating on the LEED certification table. Atlanta is ranked eighth nationwide for green apartment living, with 21.5% of the city apartments green-certified. To be considered a green apartment, you need a non-smoking building, on-site recycling, energy-efficient appliances, better insulation, and better-insulated windows. Another fantastic part of this green city is green restaurants. We've got a cool list of dining places, including Upbeat in West Midtown. Major sustainability projects in the city The Mercedes Benz Stadium was the first to get the platinum LEED certification, featuring 4000 solar panels. Then, we’ve got a stormwater management system that reduces water consumption by 47%. We also have the Grant Park Gateway Project in East Atlanta. This project took a large parking garage, blended it into the surrounding landscape, and put green landscaping on top to bring in the local community. According to a representative from the city, Atlanta has made incredible strides to become a greener and more resilient city. They are committed to transitioning to a 100% clean city through the biggest solar program in the state to electrify the city's fleet of vehicles and by turning abandoned lots into community gardens. Can we go any greener? Atlanta is making major headway in sustainability, but there are a few things we could do better. Atlanta has been ranked considerably low in the areas of emissions and public transportation. These factors feed into each other. With Marta in the city of Atlanta for public transportation, we have limited train and bus systems. So, there is a higher need to own a vehicle, even though you’re in a metropolitan area. Atlanta is a huge commuter city, leading to bad traffic. What comes along with bad traffic is excessive greenhouse emissions. So, our lack of public transportation coming to and from the suburbs has led to a higher emissions rating. We have some places to improve on, but overall, Atlanta is progressing into a sustainable city where you can live your best life as you enjoy everything nature has to offer. Read More Is Atlanta Really Becoming the Hollywood of the South?
Atlanta has been making a huge splash in the film industry over the years, leading to its newly coined “Y’allywood” status. Production companies have been increasingly coming to the Greater Atlanta area and the whole state of Georgia to shoot Hollywood films and television series. This may not come as a shock to GA residents who are well aware that our cityscape is just as cool and versatile as New York or LA, if not more. So, what does this mean for industry members in Georgia? Atlanta has exploded in growth on the movie scene. Even the number of music, TV, and movie stars who live in the area has increased significantly in recent years. Georgia’s newfound status as a US film and television production capital was even explored in a CNBC article released in 2021. In 2020 alone, Georgia produced 242 films, and that was during the pandemic! There are an estimated 1950+ productions in the state, earning Georgia over $2.2 billion. These productions have employed over 96,000 people, which is huge for the state. In 2015, Georgia was investing in its long-term growth, so they launched the Georgia Film Academy. The academy offers training for aspiring industry members and funnels its graduates into local productions. The benefits of shooting in GA Films shooting in Georgia have saved production companies thousands, if not millions, of dollars. This is because Georgia has awesome tax incentives for production companies. These incentives have attracted some huge projects, including Baby driver, Stranger Things, Hunger Games, and Ozark. The Entertainment Investment Industry Act of 2008 was the catalyst for Georgia's entertainment industry. Before the Act was implemented, the GA economy grew by approximately $241 million per year from the entertainment industry. This has since skyrocketed to an annual $9.5 billion. The Entertainment Investment Industry Act offers a 20% tax incentive for productions that cost over $500,000 and then 10% if they include the little Georgia peach logo in the end credits. The growth post-2008 has attracted and grown roots in studios like Blackhall and Tyler Perry Studios. Another big dog is Pinewood Studios, now known as Trilith Studios. They have over 18 sound stages and the site covers 700 acres in Fayette County, making them the largest multi-purpose studio outside Hollywood. They are building a huge master community that will have over 1300 employees across the street from Trilith Studios. Right behind California and New York, Georgia is the third biggest film destination in the country. And for this skyrocketing industry, Georgia is becoming a desirable spot to live, work, and play. Read MoreWhat YOU should know before moving to Atlanta, GA
My family and I moved to Atlanta in 2007. We first lived in the Roswell and Alpharetta areas for a year and later moved to East Atlanta. We left the city for a while and came back to the northwest Atlanta suburbs. So, we know Atlanta extremely well. Here are the eight things we wish we knew before we moved to Atlanta: #1 Atlanta geography When you live in Atlanta, you’re either inside the perimeter (ITP) or outside the perimeter (OTP). This perimeter refers to the circumference around Atlanta, which is Interstate 285. ITP is the inner city, with more urbanism. And then, the outside is mostly the suburbs and outlying countryside. These two parts of Atlanta have very different pros and cons. So, it’s important to know what they have to offer. #2 ITP vs OTP Before moving to Atlanta, you'll have to make a big decision. Do you want to be ITP or OTP? Inside the perimeter, we have great public transportation and big-ticket entertainment venues like the Mercedes Benz Stadium, the tabernacle in Atlanta, and the Fox Theater. There’s also great walkability and bikeability to shops, restaurants, and entertainment spaces. Atlanta is fondly known as the Green City because we have a ton of trees, parks, greenways, biking paths, and walking paths. We also have the biggest international airport in the entire southeast quadrant of the United States. The downside of living inside the perimeter is the heavy traffic. We also have a higher crime rate, and the cost of living per square foot is higher. If you have a family or want to have one, OTP living is your best option. There are more spacious homes and lots. You also get a better-graded school system according to niche.com. Even better, you can still get a small town feel close to the big city. The traffic in these areas is less congested. We have other options like the Peach Pass in metro Atlanta, so you can zip in and out of the city very easily. You’re also close to the north Georgia mountains and the beginning of the Appalachian Trail, with lots of outdoor recreation activities like mountain biking, hiking, fly fishing, and camping in towns like Blue Ridge. As scenic and family-friendly as it is, living outside the perimeter calls for a vehicle. There’s almost no public transportation and you can’t really walk or bike to school. But we are starting to see lots of paths and parks in some of the OTP local cities. Even if you own a vehicle, you are further from the city, meaning it’s a long commute to work, shops, restaurants, and the entertainment scene. #3 The cost of living The median price point in the greater state of Georgia is $367,000, and it’s $389,000 inside the perimeter of Atlanta, GA. The national average is $392,000. A home in Atlanta can go anywhere from 40% below up to 11% above the national average. So, we certainly have multi-million-dollar properties both inside and outside the perimeter. Which home you decide to purchase will depend on how luxurious or conservative you want to be. The median price point for taxes in the state of Georgia is $2,027, which is $800 less than the national average. And the average tax rate in Georgia is 0.81%. Gas prices are a sore subject across the board. But in the state of Georgia, we ended 2022 at $2.73 per gallon. The national average was $3.16 a gallon. That goes to show that we have a big commuter area, and gas is a lot cheaper. #4 The weather This amazing city is called “Hotlanta” for a reason. We have very hot and muggy summers in the greater area of Atlanta, GA. The winters are short, wet, and cold. And the temperatures range from 35 °F to 89 °F, rarely getting below 22 °F or above 95 °F. But don’t cancel your flight to “Hotlanta” just yet. Atlanta is absolutely blissful in the spring and fall months. In the fall, you get beautiful leaves changing colors near the north Georgia mountains. It’s the perfect time to take a drive or a hike, depending on your mood. In spring, everything turns green – it is gorgeous and blooming. This is probably my favorite time of the year here. #5 Population Atlanta is a BIG city. We’re the 37th largest city in the US, and we are growing by 1.4% every year, with roughly 4,196 people per square mile. That's pretty dense, but it's not that bad. There are 10.9 million people in the state of Georgia. We're the 18th largest by density. And in Fulton County alone, we have up to one million people. The Greater Atlanta metro area is home to 6.14 million people. #6 The Atlanta job market Atlanta is home to 16 Fortune 500 companies, which is the highest concentration of Fortune 500 companies in the country. Some of the big cats on the block include Home Depot, UPS, Randstad, and Delta Airlines. The unemployment rate was 3.1% at the end of 2022, and the annual average was 7.1%. And that’s getting better. More people are working in and around Atlanta. In fact, Atlanta is ranked 15th in terms of the job market by the US Bureau of Labor Statistics. #7 Public transportation We have a little thing called Marta in the Atlanta area. Marta is made up of a rail system and a bus line system, all inside the perimeter. There's only one North spring station and one in the Atlanta airport. So, you can go without a car in the Atlanta metro. #8 Outdoor recreation Being at the base of the Blue Ridge Mountains and the Appalachian Trail, Atlanta is a hub for outdoor recreation. We've got awesome mountain bike paths, trail systems, waterways, and fun activities you can do in the lake. So, the outdoor community in Atlanta is thriving. And because we have such a great climate here in the south, we can do that all year round. Planning a Move to the Peach State? Let’s Discuss Your Options! Are you considering relocating to Georgia?
