The price estimate of your home in third-party apps like Zillow, Trulia, and Redfin is not always 100% accurate. Their estimates can be up to $10, 000–20,000 over or under asking, which can affect the sale of your home and how long it sits on the market. I always sit with the clients I represent and look at the MLS data research on their homes, including comparables, levels of luxury, size of the lot, size of the house, and neighborhoods. These different items affect the market value of your home. We're not appraisers, but we try to get as close as we can to a fair market value. At what price do I list my house? I look at the data. For instance, how fast was the home comparative home sold? What did it look for? What did it sell for? What was the square foot price of that home? These factors can all impact the sale of your home. We also look at comparative active listings in your area to see how much you can list your home for. What are the effective strategies for marketing and showcasing a home in Atlanta, GA? The first focus is on curb appeal. This ensures that people can be mesmerized as they first approach the house. Then, declutter your house to make sure things look simple and clean. Invest in professional photography and videography, not just for the MLS but also for social media platforms. We use YouTube, Facebook, Instagram, TikTok, and all the different avenues to get your property in front of the masses. Are there any specific renovations or repairs I should do to sell my home in Atlanta, GA? Absolutely! Prioritize the structural things or high-maintenance items such as siding, water leakage, and electrical issues. I always go through the home after we've done the listing consultation to see what a visual inspection looks like. We’re not inspectors, so we can only point out obvious issues. We've combed through several inspection reports, and we know exactly what shows up there. We like to address those so we can have a short inspection report. Fresh paint, renovated kitchens, and renovated bathrooms are often a selling point. People are paying high dollar and with high interest rates. As such, a renovated home with nothing needed will sell faster and for more money than one that is not. But you have to be conscious of your home value, how much money you have in the bank, and all the things you need for renovations. Then create a spreadsheet of all those numbers to see if a renovation financially makes sense for you. How much is the closing cost to sell a home in Atlanta, GA right now? As a seller, you're looking at 4–9%. Typically, the seller pays the real estate agent’s commission. The listing agent then shares part of that commission with the buyer's agent. Your closing cost will also depend on the debts or liens you may have or what's owed on the house. For buyers, it’s 3–6%. You're typically paying attorney fees, loan generation fees, and taxes. There are also fantastic recreational opportunities, with tennis courts, a soccer field, and basketball courts available. This serene community has two clubhouses of different sizes. The bigger clubhouse has an Olympic-sized lap pool, waterslides, mushroom clouds, and a beach entry. You’ll also love the hundreds of acres of greenery within the River Greene community. Some trails go along Legacy Lake, which is a catch-and-release fishing lake. You’ll also find trails that go along the Etowah River, another catch-and-release area. Bridge Mill Bridge Mill has a median price of $624,000. This 2800-home community has a bit of everything, from small cottages to custom-built homes and larger multimillion-dollar estates. These homes are beautifully placed over 150 acres of greenery. Now, Bridge Mill is a bit different from some of the other communities because it has a paid private club. The Bridge Mill Athletic Club has an 18-hole golf course, a two-acre pool with a waterside, and a spring diving board with a lap pool. There’s also a gym and a restaurant within the club. My favorite bike shop in Bridge Mill, Sixes Pit, is one of the premier mountain bike shops in the state of Georgia, maybe even the entire southeast. Woodmont Woodmont is located east of Canton, down Highway 20. The median price point is $750,000. This stunning community is known as one of the best golf experiences in the Greater Atlanta area and has the first-ever championship par 72 golf course designed by Robert Trent Jr. Its dominant big grass greens, first-class conditions, and the public tee time are not to be missed. Woodmont has a full suite of amenities, including a stunning 26,000-square-foot clubhouse on the golf course and eight tennis hard courts. Within the clubhouse are a fitness center and public dining. This community has two different aquatic centers, one for kids, with a waiting area and a pool slide. The second aquatic center is home to the Wahoos, a competitive swim team. A thriving job market We have diverse places to work in the northwest Atlanta metro, ranging from technology to healthcare and logistics. Georgia also has the highest concentration of Fortune 500 companies, making the state a hub for economic growth. Excellent schools The northwest Atlanta Metro has some of the most excellent schools. Our private and public schools are both highly favored by Niche. Abundant recreation opportunities You’ll never run out of creational activities in Atlanta. We practically have everything, from the Kennesaw Mountain battlefield to the Chattahoochee River National Recreational areas along the Tennessee River. We've also got lots of awesome mountain bike trails like Sope Creek, Blankets Creek, Rope Mill, and Big Creek over in Roswell. So, you won’t run out of things to do if you’re a fan of the outdoors. Cultural diversity From Arts, foods, and music to ethnicity, the Northwest Atlanta Metro is a melting pot of cultures from all over the world. The Cons Traffic I've been living in and around the Greater Atlanta area since 2007, and there are things I wish I had known before moving here. One of those things is the traffic. The traffic congestion is as real as it gets here! In fact, Atlanta was ranked one of the worst cities in terms of traffic. But the Metro has done a really cool thing to mediate the heavy traffic – adding the Northwest quarter to Peach Pass. This way, you can pay to play and bypass the traffic. Hot & humid summers This beautiful metro is not known as ‘Hotlanta’ for no reason. If you're not used to temperatures as high as 90 F, coupled with 120% humidity, you may be in for a rude awakening. It gets HOT in Atlanta. Limited public transportation Marta's North Springs train station goes all the way from North Springs to just north of Sandy Springs. And some of Marta’s bus lines run through Alpharetta and Roswell Cobb County. However, most of Northwest Atlanta doesn't have public transportation. If you decide to move to this area, you're going to need a vehicle. The urban sprawl Because we're in the suburbs, neighborhoods and amenities are further apart. So, our commute times are further apart as well. Be prepared for that. Zoning in development Thanks to the rapid growth we're experiencing in the northwest Atlanta metro, zoning can change the vibe of a community. This is what we're experiencing right now with the influx of people from different states and metro areas. As someone who lives and works in this area, I've experienced both the pros and cons.
