    Georgia's Current State Of Safety & Safest Places To Live,Greg Goad

    Ensuring the safety of yourself and your loved ones is a top priority when selecting your next dream home. This priority shouldn’t change when you move to the Peach State. Although Georgia is a generally safe and peaceful state, some cities are much safer than others. Georgia's current state of safety According to a recent Safewise article, violent and property crimes have decreased over the last few years. In fact, the crime rate in Georgia is below the national average. These Safewise crime statistics are measured based on the number of criminal incidents per 1000 residents. We focused on two major types of crimes to show you the safest city in Georgia – violent crime and property crime. Violent crime is the threat or use of force, whereas property crime refers to theft without force.  The rate of violent crime in Georgia is 3.9, and that of property crime is 17.5 incidents per 1000 residents. The national statistics show a slightly higher violent crime rate of 4 incidents per 1000 residents, with the national property crime rate reaching 19.3 incidents per 1000 residents. In the last year, Georgia saw a decrease of 16% overall in crime incidence.  Despite the decreased crime rate in Georgia, research shows that safety concern has increased in the state. According to the State of Safety survey, Georgia had the second highest level of concern (66%). The state had the highest concern in violent crime, second-highest in property crime, and ranked Top 10 in general concern about crime.  The safest places in the state  The Safewise top spot goes to Holly Springs. Located in the northwest Atlanta metro area in Cherokee County, the Holly Springs violent crime rate was zero incidents per 1000 residents. Likewise, the property crime rate was 2.7 incidents per 1000 residents. The second safest city in Georgia is Kingsland, which is in the far-southern part of the state. Hampton, south of Atlanta, comes in at Number three. In fourth place, we have Johns Creek just due east of Alpharetta, another North Atlanta suburb. And finally, we have Barnesville, just northwest of Macon in Middle Georgia at number five.  98 Georgia cities met the requirements for the national Top 20 ranking. On average, 20 of the safest cities have 0.7 property crime incidents per 1000 residents.  Barnesville reported zero burglaries, and Johns Creek made it to the national list as the safest city to raise a family.     Discovering Woodstock: Georgia's Surging Local Music Scene ,Greg Goad

    One of the first things I fell in love with when I first moved to Atlanta was the local music scene. At the center of this awesome music scene is Madlife Studios in downtown Woodstock, Georgia.  In addition to providing production services, this musical heaven hosts shows for artists at basically all stages of their careers. There’s a patio stage for the up-and-coming local artists and a bigger venue for concerts. It’s a great place to watch live music and rejuvenate your soul. Everything we have going on is centered around what Greg Shaddix is building in his community. Greg is the Local Artist Relations and Development Manager at Madlife Studios and an avid promoter of local talent. His job involves guiding artists from the Madlife patio stage all the way up to a full venue show.  We hung out with Greg to talk about the Woodstock community and the joys of creating music. This is the edited interview: So, how did you become the unofficial mayor of the northwest Atlanta music scene? You know, it didn't happen overnight. I've been in Atlanta for 15 years, and I started just like everybody else. I started doing open mics and playing a little more as time went by. It really solidified when I started working at Madlife, which was officially about a year ago. But I've been here pretty much since they opened. I started off hosting some stuff like The Breaking Bands, which was called Battle of the Bands at the time. Then I started an open mic and it just snowballed from there.  What do you love about our local music scene? I've been playing music for almost 30 years. The biggest thing that separates the North Georgia music scene from anything else I've witnessed is the sense of community. When I first started playing in Atlanta, it was a very “feast or famine” mentality. Artists wouldn’t share any information about gigs, but now it's the exact opposite. We’re all here for each other. If I feel like my music may not be suitable for a certain venue, I can refer them to another artist who might be a better choice. And that's how the whole community is. Everybody is here to support each other, and it's not like that everywhere else. What does music do for Greg? From a songwriting standpoint, it's very therapeutic. It helps me get through and figure out the mundane parts of life. The same goes for listening to my friends when they write killer songs. There is a bit of friendly competition among artists. If I hear that somebody wrote a really great song, I'll try to write a better one. And it’s not because I'm trying to outdo him; it just becomes this community thing where a rising tide lifts all ships.  What has the community here done for you personally? They've done a lot of things. First, they lifted me in more ways than I could ever count. Sometimes I doubt myself, and imposter syndrome gets the better of me. But I’ve always felt supported, both as a musician and on a personal level. One of my most prized possessions is an electric guitar I got for my birthday. I saw the guitar at Atlanta Vintage Guitars down the street and mentioned it to a fellow musician. I'm an acoustic guitar guy, but I fell in love with that electric guitar. During a show we had with probably 100 local musicians, Roger Brainard tapped me on the shoulder. As I turned around, they walked on stage with the guitar. So, that electric guitar means way more to me than words can describe.     Most people only think of urban metropolitan areas such as New York City and LA as concrete jungles with a bunch of skyscrapers and not much else to see. Now, Atlanta may be comparable to these cities in many aspects, but this Georgia slice of heaven is less of a concrete jungle. In fact, Atlanta is called the Green City, owing to the lush greenery in and around the city. You’re welcomed by the greenery just as you fly into the Atlanta airport. Surrounding the city is nothing but trees, especially when spring hits and everything turns green. Over half of the city is covered in a canopy.  Parks and Recreation in the city There are 3000 Parkland acres throughout the entire city. Some of the well-known parks in Atlanta include Woodruff, Westside, and Freedom Park. My personal favorite is Piedmont Park, which is right next to Midtown. It’s got lots of trees, walking paths, places to one-wheel, and spaces for intramural activities. There's a running path and even a cool pond you can fish in.  There are a whopping 17 national parks in and around the metropolitan city of Atlanta. The abundance of trees and parks has made Atlanta an environmentally friendly city. In fact, the city of Atlanta was ranked third and the metropolitan area second in environmental friendliness. The ranking office analysis comes from a few different factors and articles.  Dining and real estate This Green City is home to LEED-certified office spaces, which is a green building rating system used all over the world. Following the LEED standards improves indoor air quality, reduces pollution, and lowers energy consumption. A new city ordinance of Atlanta for construction must have at least a silver rating on the LEED certification table.  Atlanta is ranked eighth nationwide for green apartment living, with 21.5% of the city apartments green-certified. To be considered a green apartment, you need a non-smoking building, on-site recycling, energy-efficient appliances, better insulation, and better-insulated windows.  Another fantastic part of this green city is green restaurants. We've got a cool list of dining places, including Upbeat in West Midtown.   Major sustainability projects in the city  The Mercedes Benz Stadium was the first to get the platinum LEED certification, featuring 4000 solar panels. Then, we’ve got a stormwater management system that reduces water consumption by 47%. We also have the Grant Park Gateway Project in East Atlanta. This project took a large parking garage, blended it into the surrounding landscape, and put green landscaping on top to bring in the local community.  According to a representative from the city, Atlanta has made incredible strides to become a greener and more resilient city. They are committed to transitioning to a 100% clean city through the biggest solar program in the state to electrify the city's fleet of vehicles and by turning abandoned lots into community gardens. Can we go any greener? Atlanta is making major headway in sustainability, but there are a few things we could do better. Atlanta has been ranked considerably low in the areas of emissions and public transportation. These factors feed into each other. With Marta in the city of Atlanta for public transportation, we have limited train and bus systems. So, there is a higher need to own a vehicle, even though you’re in a metropolitan area. Atlanta is a huge commuter city, leading to bad traffic. What comes along with bad traffic is excessive greenhouse emissions. So, our lack of public transportation coming to and from the suburbs has led to a higher emissions rating. We have some places to improve on, but overall, Atlanta is progressing into a sustainable city where you can live your best life as you enjoy everything nature has to offer.   Planning a Move to the Peach State?     Roswell, GA, is home to some of the best scenery in the United States. The parks and outdoor activities in this area are unmatched. Best of all, you get to experience the best of city life in the northern suburbs of Metro Atlanta and the natural landscape around the area.  Vickery Creek Park is one of the top Metro Atlanta trail systems among locals. It’s part of the Chattahoochee River National Recreation Area in Roswell and a favorite hiking spot.  Vickery Creek has over 4.7 miles of running and hiking trails through the forest. This trail does not go along the banks of the Chattahoochee, but Vickery Creek is a tributary of the Chattahoochee River. And the trail crosses over it several different times.  There are two historic mill ruins on the site. There are also a ton of plaques and signs scattered throughout the park, making it a great area for families and children.  Vickery Creek Park is a dam spillway of Vickery Creek and is home to a breathtaking waterfall, which makes it the perfect hangout for summer. When “HotTlanta” lives up to its nickname in the warm summer months, you can find people swimming in and around the waterfall.  The Vickery Creek Park system is in the middle of the metropolitan city of Atlanta. I lived two miles south when I first moved to Atlanta, and we would hang out on the waterfall, hike, and get some exercise on the weekends. Whenever I’m showing a property around the Roswell Alpharetta area, I bring a gym bag and trail shoes. I go for a quick run afterwards or take a walk if I’ve got my dog with me.  Another thing I absolutely love about the Vickery Creek Park system is its vicinity to downtown Roswell. This is the perfect scene to grab a quick bite, brew, or hang out with the family. It is only one mile from the Mill Street entrance of downtown Roswell. If you want to go for a hike in this trail system, you can park your car off Riverside Road or on Atlanta Street and Mill Street at the Roswell Mill. Real estate and surrounding communities  As of January 2023, the Roswell median price point was $550,000. Forest Commons, just north of the park, has attached townhomes and single-family detached homes ranging from $500,000 to $1 million. The Meadowood subdivision has some older homes ranging from $200,000 to $500,000 for a fully renovated home. We also have Oak Crossing, a townhome community that was built in 2020. Prices in this area range from $480,000 to $700,000.  West of the park, we have Vickery Falls. This condominium complex has homes priced at $500,000 to $600,000, with penthouse suites reaching up to $700,000. The best views of the Chattahoochee National Forest Park are in Creekview. Units in this area cost $300,000 to $550,000.  There’s Riverside Landing southeast of the park. These homes were built in the 80s, with prices going from $350,00 to $500,000.     Atlanta has been making a huge splash in the film industry over the years, leading to its newly coined “Y’allywood” status. Production companies have been increasingly coming to the Greater Atlanta area and the whole state of Georgia to shoot Hollywood films and television series. This may not come as a shock to GA residents who are well aware that our cityscape is just as cool and versatile as New York or LA, if not more. So, what does this mean for industry members in Georgia? Atlanta has exploded in growth on the movie scene. Even the number of music, TV, and movie stars who live in the area has increased significantly in recent years. Georgia’s newfound status as a US film and television production capital was even explored in a CNBC article released in 2021. In 2020 alone, Georgia produced 242 films, and that was during the pandemic! There are an estimated 1950+ productions in the state, earning Georgia over $2.2 billion. These productions have employed over 96,000 people, which is huge for the state.  In 2015, Georgia was investing in its long-term growth, so they launched the Georgia Film Academy. The academy offers training for aspiring industry members and funnels its graduates into local productions. The benefits of shooting in GA Films shooting in Georgia have saved production companies thousands, if not millions, of dollars. This is because Georgia has awesome tax incentives for production companies. These incentives have attracted some huge projects, including Baby driver, Stranger Things, Hunger Games, and Ozark. The Entertainment Investment Industry Act of 2008 was the catalyst for Georgia's entertainment industry. Before the Act was implemented, the GA economy grew by approximately $241 million per year from the entertainment industry. This has since skyrocketed to an annual $9.5 billion.  The Entertainment Investment Industry Act offers a 20% tax incentive for productions that cost over $500,000 and then 10% if they include the little Georgia peach logo in the end credits.  The growth post-2008 has attracted and grown roots in studios like Blackhall and Tyler Perry Studios. Another big dog is Pinewood Studios, now known as Trilith Studios. They have over 18 sound stages and the site covers 700 acres in Fayette County, making them the largest multi-purpose studio outside Hollywood. They are building a huge master community that will have over 1300 employees across the street from Trilith Studios. Right behind California and New York, Georgia is the third biggest film destination in the country.     Smyrna, Georgia is a quaint and cozy city in the greater Atlanta area. Located just outside Interstate 285, this city started as a small religious encampment known as the Smyrna campground in the 1830s. Despite its humble beginnings, Smyrna is now home to a whopping 55,000 people. In fact, Smyrna was crowned the fastest-growing city in Cobb County in 2020.  The Jonquil city, as it is affectionately known, is a sight for sore eyes during spring. The streets are lined with blooming jonquil flowers in springtime. #1 Outdoor and community-oriented  The city of Smyrna loves their parks and recreation, and its community spirit is unrivaled. Speaking to The Atlanta Journal-Constitution, Smyrna mayor Derrick Norton said he was not surprised by the growth of this city because of its sense of community. For those who love the outdoors, the city of Smyrna is home to over 29 parks and various amenities, including lots of seating, playgrounds, walking trails, sports courts, multi-use fields, and pools. There's a whole page on the Smyrna website dedicated to different events such as team sports for families and children, which is simply amazing.  #2 Proximity to Atlanta, Georgia When you live in Smyrna, you're exactly 16 miles from downtown Atlanta and 30 minutes from Hartsfield Jackson airport, the biggest international airport in the southeast. Smyrna is also a large spot to get access to I-75 and I-285.  If you're living outside the Atlanta perimeter (OTP) it's probably because you do not want to live in the city. But Atlanta is a massive city with great dining and entertainment spots. Smyrna is a great spot if you crave a balanced lifestyle.  #3 Growth and development  Forward-thinking is the best description for the leaders of this city. They were among the first in Atlanta to develop and sustain a mixed-use downtown area, which has become a growing trend across the nation. Residents are younger and have a higher per capita income.  We have lots of young professionals, young families moving to this area and is a great place to market businesses in surrounding areas.  #4 Village Green and Market Village  These are both go-to spots for a great date night, lunchtime stroll, or just a night out with the family. Village Green is home to the community center. You can rent small, medium, and large rooms for events like indoor weddings; there's even a great room for a dance floor. There's a big indoor basketball court and separately there was a massive public library. Market Village has 16 townhomes, over 40,000 square feet of retail space, and over 18,000 square feet of office space.  Smyrna definitely has a “live, work, play” vibe to it. The local favorites include Cafe Lucia, the Quartet Korea, and Atkins Park Restaurant and Bar. #5 Housing  The median housing price in Smyrna is $410,000, and 51% of that range goes from $163,000 up to $490,000. Neighboring cities such as Sandy Springs and Vinings have median housing prices that are $100,000 to $200,000 more expensive.     Jones Bridge is part of the Chattahoochee River National recreational area, which is one of my favorite places around Atlanta. This park is a 150-acre plot with two big bins in the Chattahoochee River, 19 miles from downtown Atlanta. It’s one of the most breathtaking places you’ll ever experience in all of Georgia.  We recently took our 16-foot Riverhawk to explore the Chattahoochee River National recreational area and show you what you can expect when you visit or move here.  #1 Amazing hiking experience There are very awesome hiking trails that go right along the rolling hillside and along the riverbanks. Jones Bridge collapsed in 2018, so the trail they have is a moderate hike. It's about five miles long, and it has very gorgeous natural wildflowers when you hit it during the spring and summer months. It will make for some beautiful scenery while you're on your hike.  #2 Perfect for a family day At Jones Bridge, you can find the Chattahoochee environmental educational center. They have programs that are led by Rangers for educational purposes. They do summer camps and field trips, and they have the trailhead unit location.  They also have two different boat ramps, one for motorized boats and another for non-motorized boats like paddleboards, kayaks, and canoes. Jones Bridge is a dog-friendly Park. They’ve got lots of places for picnics, so you can hang out with the family.  #3 It’s a fly-fishing haven You can actually access the river for fly fishing. And if you're a fly fisherman, the closest fly shop is Alpharetta outfitters, which is located about 7 miles from Jones Bridge.  #4 The surrounding areas   Jones bridge is in a very unique position, just being due west of the Chattahoochee. It is on the county line of Gwinnett and Fulton. After a great time in the park, you can go out and grab a bite and maybe do some retail therapy. You can go to Peachtree Corners, which is the newest city in Gwinnett County. One of my favorite places to visit is The Forum at Peachtree Parkway. They've got a great retail area with grocery, clothing, and home goods stores. And their dining side has a very diverse group of options ranging from Japanese hibachi to Southwest and American flavors.  You really have a diverse group of things you can get into at The Forum.  #5 Communities around the park  There are significant differences between the median price points in communities surrounding Jones Bridge. While some places can cost as low as $130,000, others are in the millions. The median price for homes in Peachtree Corners is $517,000. Johns Creek, which is located northwest of the park comes in at $677,000. Neighborhoods like Country Club of the South in Johns Creek range from $600,000 to $3.5 million. That is a massive golf community and an awesome place to join if you're in the Atlanta area. The River Glen and River Ridge areas were built in the 90s, with prices now ranging from $350,000 to $700,000. Rivermont was built in the 80s and ranges from $200,00 to $430,000, with larger lots costing up to $600,000. The prices for Rivermont Village condos range from $130,000 to $200,000.  The median price point on the southeast part of the park is also widely varied. This side of Jones Bridge mostly has farms from the early 80s all through the 90s. In this area, you’ll find larger homes that range from $500,000 to $1 million. River Station comes in at $400,000 to $700,000 and North Manor prices range from $225,000 to $350,000. The unemployment rate is 2.6%, which is lower than the US national average (6%). The future job growth in the market is 44% and the US average is 33.5%. Major industries in Roswell include retail, tech, food services, wholesale trade, and healthcare. The city has great job opportunities and diverse places to work, but it's also a very close drive to the center of Atlanta. So, It's a great place to live and work but you can still commute to the city. #4 Great public schools  The school system in Roswell is beyond great. Some of the big headlining places include Milton High School, DeSana Middle School, International Charter School of Atlanta, and Denmark High School. Having these highly-ranked public schools is a big draw for families who are trying to avoid private school tuition. #5 Housing and cost of living The median housing cost is $540,000. It’s a bit on the higher side, but it's lower than Alpharetta and Sandy Springs.     My family and I moved to Atlanta in 2007. We first lived in the Roswell and Alpharetta areas for a year and later moved to East Atlanta. We left the city for a while and came back to the northwest Atlanta suburbs. So, we know Atlanta extremely well.  Here are the eight things we wish we knew before we moved to Atlanta: #1 Atlanta geography  When you live in Atlanta, you’re either inside the perimeter (ITP) or outside the perimeter (OTP). This perimeter refers to the circumference around Atlanta, which is Interstate 285. ITP is the inner city, with more urbanism. And then, the outside is mostly the suburbs and outlying countryside. These two parts of Atlanta have very different pros and cons. So, it’s important to know what they have to offer. #2 ITP vs OTP Before moving to Atlanta, you'll have to make a big decision. Do you want to be ITP or OTP? Inside the perimeter, we have great public transportation and big-ticket entertainment venues like the Mercedes Benz Stadium, the tabernacle in Atlanta, and the Fox Theater.  There’s also great walkability and bikeability to shops, restaurants, and entertainment spaces. Atlanta is fondly known as the Green City because we have a ton of trees, parks, greenways, biking paths, and walking paths. We also have the biggest international airport in the entire southeast quadrant of the United States.  The downside of living inside the perimeter is the heavy traffic. We also have a higher crime rate, and the cost of living per square foot is higher.  If you have a family or want to have one, OTP living is your best option. There are more spacious homes and lots. You also get a better-graded school system according to niche.com. Even better, you can still get a small town feel close to the big city.  The traffic in these areas is less congested. We have other options like the Peach Pass in metro Atlanta, so you can zip in and out of the city very easily. You’re also close to the north Georgia mountains and the beginning of the Appalachian Trail, with lots of outdoor recreation activities like mountain biking, hiking, fly fishing, and camping in towns like Blue Ridge. As scenic and family-friendly as it is, living outside the perimeter calls for a vehicle. There’s almost no public transportation and you can’t really walk or bike to school. But we are starting to see lots of paths and parks in some of the OTP local cities. Even if you own a vehicle, you are further from the city, meaning it’s a long commute to work, shops, restaurants, and the entertainment scene.  #3 The cost of living The median price point in the greater state of Georgia is $367,000, and it’s $389,000 inside the perimeter of Atlanta, GA. The national average is $392,000.  A home in Atlanta can go anywhere from 40% below up to 11% above the national average. So, we certainly have multi-million-dollar properties both inside and outside the perimeter. Which home you decide to purchase will depend on how luxurious or conservative you want to be. The median price point for taxes in the state of Georgia is $2,027, which is $800 less than the national average. And the average tax rate in Georgia is 0.81%. Gas prices are a sore subject across the board. But in the state of Georgia, we ended 2022 at $2.73 per gallon. The national average was $3.16 a gallon. That goes to show that we have a big commuter area, and gas is a lot cheaper.  #4 The weather  This amazing city is called “Hotlanta” for a reason. We have very hot and muggy summers in the greater area of Atlanta, GA. The winters are short, wet, and cold. And the temperatures range from 35 °F to 89 °F, rarely getting below 22 °F or above 95 °F.  But don’t cancel your flight to “Hotlanta” just yet. Atlanta is absolutely blissful in the spring and fall months. In the fall, you get beautiful leaves changing colors near the north Georgia mountains. It’s the perfect time to take a drive or a hike, depending on your mood. In spring, everything turns green – it is gorgeous and blooming. This is probably my favorite time of the year here. #5 Population Atlanta is a BIG city. We’re the 37th largest city in the US, and we are growing by 1.4% every year, with roughly 4,196 people per square mile. That's pretty dense, but it's not that bad.  There are 10.9 million people in the state of Georgia. We're the 18th largest by density. And in Fulton County alone, we have up to one million people. The Greater Atlanta metro area is home to 6.14 million people.  #6 The Atlanta job market Atlanta is home to 16 Fortune 500 companies, which is the highest concentration of Fortune 500 companies in the country. Some of the big cats on the block include Home Depot, UPS, Randstad, and Delta Airlines.  The unemployment rate was 3.1% at the end of 2022, and the annual average was 7.1%. And that’s getting better. More people are working in and around Atlanta. In fact, Atlanta is ranked 15th in terms of the job market by the US Bureau of Labor Statistics. #7 Public transportation  We have a little thing called Marta in the Atlanta area. Marta is made up of a rail system and a bus line system, all inside the perimeter. There's only one North spring station and one in the Atlanta airport. So, you can go without a car in the Atlanta metro.  #8 Outdoor recreation Being at the base of the Blue Ridge Mountains and the Appalachian Trail, Atlanta is a hub for outdoor recreation. We've got awesome mountain bike paths, trail systems, waterways, and fun activities you can do in the lake. So, the outdoor community in Atlanta is thriving.     If you’ve read our previous article about Sope Creek, you may be curious about more of Atlanta’s best-kept secrets. Today we’re bringing you part two of this great city’s big secrets – Island Ford Park.  Island Ford is located just north of Atlanta, outside Interstate 285 in Sandy Springs. Although it’s not as popular as other Atlanta parks, it looks just as serene. The main entrance to this breathtaking park is Hewlett Lodge, which is also the trailhead.  Hewlett Lodge was built in the 1930s using timber from the Okefenokee Swamp in South Georgia and stone from Stone Mountain. The lodge has a great exhibition with information about the park.  The ultimate hiking experiences There are hiking trails all over Island Ford. You have a 2.2 mile short path along the river trail. If you’re a more advanced hiker, you can loop around the river trail for a five-mile hike. I always go for a quick run by the river when I’m in town. There are all kinds of fantastic caverns and rock formations along the trail.  Fly Fishing at Island Ford Island Ford is home to a ton of wildlife. There are lots of deer, geese, turtles, and fish. The Chattahoochee has a natural trout stream with a delayed harvest system.  They stock the Chattahoochee with trout year-round. Then, they pump trout into the stream several times throughout the year. You’ll also find extra wildlife brown trout. So, if you like fly fishing, spin fishing, or any other kind of fishing, you could do it at Island Ford.  This beautiful park also has a canoe launch for kayaks or tubers, which you could put right next to Hewlett Lodge. Relaxation and family fun  One of my favorite things about Island Ford is its proximity to cool spots and restaurants in places like downtown Roswell and Alpharetta. There are lots of hang-out spaces surrounding the park. You can go for a picnic or come with your family and friends to enjoy being outside.  Living near Island Ford Park  The median price point in Sandy Springs is $502,000. It was up to $700,000 in the summer of 2022. So, the market is starting to normalize there.  You can get your own riverfront property around Island Ford. Some of the riverfront properties behind the Hewlett Lodge range from $700,000 to $1.1 million. There are also plots of land ranging from $1 million to $3 million in the south and north.  There are townhomes not too far from Hewlett Lodge. You can get a studio for anywhere between $70,000 and $95,000 and a two-bedroom home ranging from $146,000 to 250,000. Just west of Island Ford is Dunwoody Hills, with lake condos ranging from $100,000 to $200,000.  South-west of the park, you have the North Ridge neighborhood with a median price of $608,000. Here are five more reasons people are moving to Marietta:  #1 Proximity  Marietta, GA is located 20.3 miles from the inner city of Atlanta. It takes about 30 minutes to drive to Atlanta. It is the fourth largest city surrounding the Atlanta metro area, with a population of about 60,000 people.  #2 School system Marietta city has its own school system that is separate from Cobb County. It is considered one of the top 10 U.S. school systems in digital technology. If you’re looking to send your kids or attend college here, Kennesaw State University is the second largest university in the state of Georgia, with 43,000 people. It is also ranked number two in Niche.com’s rankings of the best universities in the state. #3 Median price point and affordability According to the First Multiple Listing Service (FMLS), the median price point is $410,000 in the city of Marietta. We use FMLS in the Greater Atlanta area to search for your home. And according to neighborhoods.com, Marietta has some of the lowest property tax for more than 10,000 residents in metro Atlanta.  #4 Outdoor Recreation and Parks  Marietta is close to national recreational areas such as Kennesaw Mountain National Battlefield. You can go hiking there, and it is dog friendly. They have history tours, and they do really cool reenactments throughout the year, with old Civil War battles, cannons, explosions and all the works. There are several smaller parks that are great for families with children. My personal favorite is Sope Creek, another amazing national recreational area. We did a deep dive on this specific park right here.  #5 The Braves This amazing city is the home of the 2021 World Series Champs, and we are on a five-year streak of the NL East number one spot. The stadium is located right outside 285 and 75.     Atlanta, GA, is known for its rich history, great shopping, and an amazing entertainment scene. But this city’s best-kept secret is Sope Creek, a part of one of the biggest national recreation areas in the United States.  So, what’s a National Recreation Area? A National Recreation Area is public land that’s intended for recreational activities. Examples include Yellowstone National Park, Great Smoky Mountain National Park, and similar parks. We have one of the biggest in Atlanta – The Chattahoochee River National Recreation Area. Within the Chattahoochee River National Recreation Area is Sope Creek, one of 17 separate parks. Sope Creek is located in Marietta, GA, in Cobb County. There are three separate trailhead parking lots, including the beautiful Columns Drive. We also have the Sope Creek and Cochran Shoals parking lots. Parking and passes A day pass costs $5, while annual passes go for $40. You can also get the National Park big pass for $80. If you go to two different trail systems, you can access an on-site kiosk. The kiosk on Columns Drive prints off a card that you can put on your dash. If you go to the kiosk on Cochran Shoals, you’ll get a digital card that you can access from your phone or on the website.  Things to bring A leash and a clean-up bag The park is dog friendly, meaning you can bring your fur babies. If you take your pets with you, remember to bring a leash and a bag to clean up after them.  Your fishing license The Hooch has a huge fishery for wild and delayed-harvest trout. So, bring your fishing license to avoid missing out on the fly fishing action. An adventurous spirit The Hooch is home to the Paper Mill Ruins, which were built in 1853. This was one of the biggest paper mills in the state, and it directly overlooks Sope Creek.  Sope Creek real estate Sope Creek is surrounded by awesome communities, with residential areas at every price point. You have the Atlanta Country Club with homes ranging from $800,000 to $4 million. There’s Chattahoochee Plantation, where houses range from $900,000 to $4 million. You also have Fox Hills and surrounding neighborhoods North of Sope Creek. These neighborhoods have a lower price range, going from mid-$400,000 to $800,000. Just west of Sope Creek is Sibley Forest, where you can get homes from $600,000 to $1 million. There’s The Horizon, a high-rise condominium with cool views of the city. You can pay $300,000 to $500,000 for a home in this area. Among the many shops in our region, we think the Cohutta Fishing Company is the best fly fishing shop, outfitter, and guide service provider in all of Georgia.  The Cohutta Fishing Company was founded in 2009 and originally located in Cartersville, GA. Now, you can find them in the mountain town of Blue Ridge, comfortably located near prime fly fishing territory. Owned and operated by Andy Bowen, he works with a small team of seven active guides which keep the retail shop running.   We had the chance to fish with Andy and Gardner Reed, an expert guide, for a whole day. Located just 30 miles from Atlanta, Woodstock is a perfect mix of the Atlanta vibrant lifestyle and the community values of a small town.  Woodstock is located in Cherokee County, in the northwest sect of Georgia. But the magnificence of this awesome city goes beyond its geography. For me, the biggest selling points of Woodstock are the awesome activities and the city’s amazing sense of community. So, if you’re considering relocating to Woodstock, here are all the pros and the cons of living in and around this beautiful city: The Pros of living in Woodstock, GA #1 Great recreational activities The recreational activities and parks in and around Woodstock are awesome. Rope Mill Park offers a mountain bike trail system and a super convenient kayak and paddle board put-in. It’s right off Little River, which flows into Lake Allatoona and has a breathtaking waterfall. There are lots of family- and dog-friendly parks and playgrounds in-and-around the city. There's an awesome dog park called Woofstock less than a mile from downtown Woodstock.  #2 Community Woodstock has an amazing local community. We have a farmer's market on Saturday mornings. Local farmers and vendors that produce some really fun stuff sell their merchandise at the market. We have a summer concert series at the amphitheater that'll house almost 3000 people. We get big acts like Sister Hazel and Drivin' N Cryin’ playing here. This town is home to one of the most amazing 4th of July parades you’ll ever see. We’ve got fireworks at night. People throw beads, cups, and all kinds of fun merch, and the kids have an absolute blast.  #3 Fantastic school system The Cherokee County school system is one of the greatest in-and-around the Atlanta area, and even the state. So, if you’re looking to get your kids into some of the better schools across Georgia, then Woodstock is absolutely the best place to live.  #4 Great shopping opportunities There are great shops and outlets at Ridgewalk Parkway with all the big-name brands. People travel from all over Northwest Georgia and the greater Atlanta area to check out that spot. There’s a Costco right down the street on Ridgewalk Parkway. There are big names like Target and some cool small boutiques in downtown Woodstock. If you’re into outdoor recreational activities, then you’ll love the different bike and boat shops around the city. You’ve got places like Sixes Pit and Murphs Surf Shop all located in Woodstock.  #5 Low crime rates Woodstock has some of the lowest crime rates in the entire state, let alone the greater Atlanta area. So, these suburbs are super cool and calm, making this city the perfect place to start or even grow a family.  A quick summary of places to check out in Woodstock, GA Rope Mill Park - For the adventurous spirit Woofstock Dog Park - For a fun time with your pups Ridgewalk Parkway Outlets - For the shopping experience of a lifetime Woodstock amphitheater - For great entertainment   The Cons of Living in Woodstock, GA #1 Traffic Downtown Woodstock is super tight, mostly because the growth has not exactly caught up to the road system. So, you’ll have to look out for heavy traffic.  #2 High property prices There’s a $475,000 median price point in the greater Cherokee County area. Granted, that's not in downtown Woodstock. But the suburbs and communities surrounding the area are quite expensive. In downtown Woodstock, the most expensive property options are newly constructed single-family homes. Brand-new family homes in up-and-coming communities like South on Main, Mason on Main, or Adair Park start at $800,000. Attached homes typically cost around $600,000, so you’ll have to fork out $200,000 more for a newly constructed home here. #3 It’s crowded The advantages of living here have made Woodstock the town of choice for many families. And so, it’s starting to get a bit crowded. This has led to a huge parking issue, which is often worse during festivals and concerts. But a development company from Charleston is building a 657-car parking deck across the street from the new amphitheater. So, it will be much easier to find a parking spot.  #4 No public transportation If you’re from a city with a busy public transport system, Woodstock may be a huge adjustment. There is absolutely no public transportation in the city. On the bright side, the bike-ability and walkability of downtown Woodstock mean you’re guaranteed to meet all your fitness goals.     Mulberry Gap - A Mountain Bike Adventure you Need to Know About As an avid mountain biker, the first thing I look for in any area is a good trail. And just an hour north of Cherokee County is an amazing trail and an equally awesome community. The Mulberry Gap Adventure Base Camp in Gilmer County is nothing short of magnificent.  This family-owned establishment is run by Kate Gates and her husband, Andrew and was founded by their moms. “Andrew and I met in high school. Our moms became friends through that relationship and eventually decided to go into business together,” Kate tells us.  Kate had a vision for an outdoor retreat center of sorts and just like that, Mulberry Gap was born. When the establishment launched, Kate’s mother-in-law did all the cooking, her mom did most of the reservations and customer relations, and Andrew started renovating and building. The moms have since retired back to Florida but they're still a part of the business in some ways. Surviving the pandemic As with all outdoor-related businesses, the beginning of the pandemic was a scary time for the Mulberry Gap team. “We were certain it was going to be the death of us, and we were kind of saying our goodbyes already. But then we opened back up mid-May and it was slammed,” says Kate. People showed up to support the establishment on what they thought would be their last year. And it just kept going from there. This place has some of the kindest, warmest, most caring staff you’ll meet. Even as a guest, you can feel their love and passion for what they do.  What you can expect when you visit this establishment I’ve been coming to Mulberry Gap with fellow members of the Psychedelic Wolf Pack - Travis Phillips and Nick Campbell - for a while now. We’ve had some amazing experiences here, ranging from cool day trips and overnight trips. We get to hang out by the fire and rip around the area.  More reasons to visit Mulberry Gap Great facilities and amenities. It's not a five-star bougie resort, but it's super clean and the amenities are awesome. Besides the amazing facilities within the establishment, the place is super close to the city. It’s only an hour from Cherokee County. It’s usually a four-hour round-trip to ride some of the most rad trails in the Southeast. But Mulberry Gap is very close to Woodstock, making it the perfect getaway for a day trip to the mountains.  It’s a great escape. Mulberry is the perfect place to disconnect from the chaos of the world. You get up here and it's like you're in a completely new world. Travis says it offers a different type of trail riding than we have back home, and he’s not wrong. This place provides a whole new environment.  Come for the fun experiences. Stay for the great staff. Mulberry Gap has been a second home for the Wolf Pack, and we’ve had some of the most fun and incredible experiences. But what I love most about this place is the raw, organic energy that happens here. It’s centered around the community and they have the friendliest staff you’ll ever meet.  It’s a great weekend date spot. They’ve recently built a two-storey cabin, and it would be perfect for a couple’s weekend out on the trails.  What stands out about Mulberry Gap is that it feels like a family environment. You come in, get a home-cooked meal, and the staff behind the counter’s talking to you. The owners and staff genuinely care about your experience.  I'm so stoked to be able to share this place because I absolutely love it. Barbecue is almost a rite of passage in the South and something that we love here at Goad Home Partners. Four 41 South is, in our opinion, some of the best BBQ in Canton, GA. We had the pleasure to sit down with owner/operator, Kevin Ward, and we got to chop it up (no pun intended) on who they are, what they are about, how they got started, and how they interact with our local community. Located in the heart of Canton they are the go-to BBQ joint for lunch, dinner, and catering.  Owner/Operator, Kevin Ward, got his start cooking, grilling, and growing up around a family who loved to do the same. These skills were instilled in him in an early age. He grew to teach barbecue classes and even Big Green Egg classes in the local community. In 2011 he left the corporate world to start Four 41 South and that's how it all began. The community has been a big support for Kevin and his business. "The community around here is amazing. We get support from just about everybody in the community. You know the past couple of years have been crazy and it's so it's so heartwarming to know that our community has just been behind us and supported us to make sure we can make it through because there's a lot of a lot of small businesses that didn't." "Were huge supporters of our first responders/law enforcement. We do as much as we can for them the school, school system, sponsoring sports, teachers you know providing meals for them at times and things like that." Kevin's favorite menu items include 100% smoked wings and burger night on Fridays featuring house-ground burgers with brisket trimmings. They even have a french toast burger with spicy maple syrup.
